A little history

According to the City of Chehalis, the first downtown grew up in the 1870s around the settlement’s first railroad station, and Chehalis later became the Lewis County seat. In 1892, two fires destroyed most of the wooden buildings in that first downtown. The building boom that followed moved the city center six blocks north to Market Boulevard.

Historic districts

Chehalis has three districts on the National Register of Historic Places, and you’ll hear their names when you look at homes:

  • Downtown Historic District: the city center along Market Boulevard since the 1890s.
  • Hillside Historic District: homes in the eastern part of town, covering most of Washington and Adams Avenues.
  • Pennsylvania Avenue ~ West Side Historic District: a neighborhood built in the late 1800s and early 1900s.

Older homes can be full of character, and they can also need more upkeep. If you’d like to compare two areas side by side, talk to one of our local agents and we’ll pull recent sales for both.

Chehalis is served by the Chehalis School District:

  • College nearby: Centralia College, founded in 1925, is next door in Centralia.

Check the flood map before you buy

This matters in Chehalis. The City of Chehalis calls flooding “a real hazard” and lists major Chehalis River floods in 1990, 1996, 2007, 2009 and 2022. The Washington Department of Ecology says the 2007 and 2009 floods closed a 20-mile section of I-5 near Chehalis.

  • Look up the address on the FEMA Flood Map Service Center, or call Lewis County Community Development at (360) 740-2696.
  • Ask about flood insurance early. If a home is in a flood zone, your lender may require it, and it affects your monthly cost.
  • Sign up for alerts through the City of Chehalis flood warning system.

Buying a home in Chehalis
